Toilet Leak Repair London — Leaking at the Base Fixed Fast

A toilet leaking from the base is usually caused by a failed pan seal (the connector between the toilet and the soil pipe), loose fixing bolts, a cracked pan or a leaking supply pipe. Turn off the isolation valve on the pipe to the cistern, stop flushing and dry the floor. Call 07307 202652 and an engineer is with you within 45-60 minutes, with fixed-price repairs from £120+VAT.

What to do right now

  1. Turn off the isolation valve on the pipe feeding the cistern — turn the screw slot a quarter turn with a flat screwdriver so it sits across the pipe. If there is no valve, turn off the main stop tap.
  2. Stop flushing the toilet. Every flush sends more water — and possibly waste water — out of the base.
  3. Flush once after the water is off to empty the cistern, then sponge out what is left.
  4. Dry the area with towels and put gloves on if the water could be dirty.
  5. Check where the water appears first: around the base, from the back of the cistern or from the supply pipe. It helps the engineer.
  6. Call us. Water seeping under a toilet soaks into floorboards and ceilings below, so it is worth fixing the same day.

Why is my toilet leaking from the base?

  • Failed pan connector or seal: the flexible connector or seal between the toilet outlet and the soil pipe perishes, splits or slips out of place. This is the most common reason for a leaky toilet base and leaks every time you flush.
  • Loose floor or wall bolts: if the pan rocks, the seal is pulled away from the soil pipe and water escapes at the base.
  • Cracked pan: a hairline crack in the ceramic, often from a dropped object or over-tightened bolts, can let water out slowly and constantly.
  • Loose cistern bolts or a worn cistern-to-pan seal: water runs down the back of the toilet and pools at the base, so it looks like a base leak.
  • Leaking supply pipe or valve: a drip from the flexible hose or isolation valve runs down and collects around the base.
  • Condensation: in cold weather the cistern sweats and drips. This is not a leak, but it can look like one.

Toilet bowl leaking at the base: clean water or waste water?

If the water is clear and the leak continues even when nobody flushes, it is usually clean water from the supply, the cistern or a crack. If water only appears after flushing and smells, it is coming from the outlet and pan connector — that is waste water and needs fixing promptly for hygiene.

Waste water should be cleaned up with gloves and disinfectant. Do not keep using the toilet until the seal is replaced.

When a leaking toilet is an emergency

  • Water is spreading across the floor or coming through the ceiling below.
  • The leak smells of sewage or appears every time you flush.
  • It is the only toilet in the property.
  • Water is near electrics, such as an extractor fan or shaver socket.
  • You live in a flat and the leak could reach your neighbours.

How we repair a toilet leaking from the base

Our engineer first finds the exact source using dry paper and a dye test in the cistern, so you only pay for the repair you need. For a failed seal we lift the pan, fit a new pan connector, re-seat the toilet on fresh fixings and seal around the base. For loose cistern bolts we fit new bolts and washers and replace the cistern seal. For supply leaks we replace the flexible hose or isolation valve.

If the pan is cracked it cannot be safely repaired, so we quote for a replacement pan and fit it the same visit where possible. Every repair is tested with several flushes before we leave, and comes with a 12-month workmanship guarantee.

How much does it cost to fix a toilet leaking from the base?

Toilet leak repairs are fixed-price from £120+VAT, the same at any hour. The price is confirmed on the phone before we set off. Parts such as a new pan connector, seals or a replacement pan are quoted and agreed with you before they are fitted.

How to stop a toilet leaking again

  • Do not over-tighten floor or cistern bolts — it cracks the ceramic.
  • Fix a rocking toilet straight away before it breaks the seal.
  • Check the base and the back of the cistern every few months for damp or staining.
  • Do not stand on the toilet seat or lid.
  • Replace perished flexible supply hoses before they split.
